Building Permits

Building permit regulations differ across different municipalities. Prior to making a purchase, kindly reach out to your local building department to obtain detailed information regarding codes, permits, and foundation requirements.

It is important to note that determining whether a building permit is required and understanding the local building codes or regulations applicable in your area is your responsibility. You may contact your local building code authorities for such details. Legal requirements, ordinances, regulations, restrictions, covenants, and other codes or rules may vary from state to state and locality to locality. These regulations are also subject to change. Please ensure that the product meets local building codes and regulations before making a purchase.

Lead time:

  • Preliminary Architecture and Structural Documentation Development - 15-30 business days from the signing of the sales agreement and initial payment to start an order. Can be prolonged up to 60 business days depending on the complexity of the project or current workload of our architects.
  • House kit fabrication and delivery start upon receipt of an advance payment; the final production date is established upon approval of the unstamped structural drawings by the Buyer and may vary from the sales agreement timeframe.
  • Manufacturing is custom and orders take generally up to 60 days to produce since the customer approves the structural drawings. We then pass the kit to the logistics company, which does the shipping to you.
  • Shipping time may vary, depending on the location of building site. EU deliveries take no longer than 14 days. Sea freight usually takes 25-45 days to reach the US. Then, delivery is made from port to your construction site. Usually, entire delivery time does not cross 60 days.
  • On average, our prefabricated house kits are delivered within 90 - 120 days since the approval of the structural drawings and receipt of the payment.

Payment Terms:

  • An initial payment of 10% of the preliminary purchase price is required to initiate an order.
  • A 50% advance payment of the confirmed final price is required prior to production start.
  • The remaining 40% is due ten business days before delivery.

Final Pricing:

The final price is determined following the development and approval of unstamped Structural Documentation for Wooden Structures, as well as Wooden Structures Detailing and delivery scope confirmation. Any modifications to the design assignment, design documentation, or house set specifications will result in the final price being calculated based on the revised specifications outlined in the project's structural drawings and delivery scope.

Conditions for Production Start:

An advance payment of 60% of the Goods' value is required.

Delivery:

  • Our products are dispatched from the nearest to your construction site port warehouse to ensure secure delivery for an additional fee.
  • Kindly reach out to us in advance for a shipping quote to your location.
  • Alternatively, you have the option to arrange your own pickup from the warehouse. Please contact us beforehand to ensure you have the appropriate transportation equipment. Please note that we will not be liable for any damages to the product once it's loaded from our warehouse if you opt for self-pickup.

Cancellation:

  • No order may be canceled or modified by the Buyer without the Seller's express written consent, which may be subject to a cancellation fee.
  • Customized Products orders may be canceled before delivery, with the Buyer remaining liable for 50% of the purchase price.
  • The Seller reserves the right to cancel this Agreement if the Buyer fails to pay as agreed.
  • Orders that are not canceled, refused at delivery, or returned to the warehouse due to the customer's absence during delivery will incur actual shipping and restocking fees.
